1. Getting Started

Domoware is a web-based property management app. Everything runs in your browser — there is nothing to download or install.

To get started:

  • Sign up at domowareapps.com
  • Add your first property and unit from the dashboard
  • Create a lease and assign a tenant
  • Invite your tenant to the portal from their tenant detail page
  • Connect your bank account to accept rent payments (Billing page)

2. Key Features

  • Properties & Units — manage your full portfolio with status tracking, photos, and unit-level details
  • Rent Ledger — automatic rent charges, manual payments, late fees (flat, % of rent, or % of unpaid balance), NSF/returned payment tracking, credits, adjustments, voids, and running balances
  • Online Rent Payments — tenants pay rent via ACH directly through the portal. Funds go straight to your bank. Zero fees for tenants.
  • Maintenance Requests — categorized requests (Plumbing, Electrical, HVAC, etc.) with owner-tenant messaging threads, status transitions, and reopen tracking
  • Tenant Portal — tenants log in to view their balance, pay rent, submit maintenance requests, and message you directly
  • General Messaging — message any tenant about anything, separate from maintenance threads
  • Announcements — broadcast messages to all tenants or specific units
  • Reports & Data Export — portfolio reports and CSV exports for properties, units, tenants, leases, and the full ledger

3. Tenant Portal

How owners invite tenants:

  • Go to the tenant detail page for the tenant you want to invite
  • Click "Send Portal Invite" — this emails the tenant a link to set their password
  • Once the tenant sets their password, their portal is activated

How tenants log in:

  • Tenants visit domowareapps.com/tenant/login/
  • They sign in with the email address on file and the password they set

What tenants can do:

  • View their current balance and payment history
  • Pay rent online via ACH bank transfer
  • Submit and track maintenance requests with photos
  • Message the landlord directly
  • View their lease details

Owners control tenant access. Tenants only see their own unit information and cannot view other tenants' data.

4. Billing & Subscriptions

  • Starter (Free) — up to 2 units, all features included, no credit card required
  • Pro ($19/month or $149/year) — unlimited units, everything in Starter
  • Founding Member ($9/month) — locked for life, limited availability

All payments are processed securely through Stripe.

5. Troubleshooting

Forgot your password?

Use the password reset link on the login page, or go directly to domowareapps.com/accounts/password_reset/

Tenant can't log in?

  • Check that the tenant's portal is enabled on their tenant detail page
  • Resend the portal invite from the tenant detail page if the link expired
  • Make sure the tenant is using the correct email address

Subscription questions?

Check your Billing page inside your account. You can update your payment method, view invoices, and manage your subscription from there.
