Terms of Service

These Terms of Service ("Terms") govern your access to and use of Domoware's web application, tenant portal, and related services ("Services"), provided by Domoware ("we," "us," or "our").

By using Domoware, you agree to these Terms. If you do not agree, you must discontinue use of the Services.

1. Services Provided

Domoware is a web-based property management application. The Services include:

  • A hosted property management web application for landlords and property managers
  • Property, unit, lease, and tenant management
  • A per-lease rent ledger with automatic charges, late fees, payments, credits, and voids
  • Maintenance request tracking with owner-tenant messaging
  • A tenant portal where tenants can view their lease, pay rent online, and submit maintenance requests
  • Reports, data export, and data import tools
  • Online rent collection via ACH bank transfer

Domoware may update, modify, or discontinue features at any time.

2. Eligibility

You must be at least 18 years old to use Domoware. By using the Services, you confirm that you meet this requirement.

3. User Accounts

You are responsible for:

  • Maintaining the confidentiality of your login credentials
  • All activity that occurs under your account
  • Ensuring your account information is accurate and current

Domoware is not responsible for unauthorized access resulting from shared credentials, weak passwords, or unsecured devices.

4. Your Data

You retain full ownership of all data you manage using Domoware ("Your Data"), including property, tenant, lease, and payment information.

By using Domoware, you grant us permission to:

  • Store and process Your Data in our hosted database as required to provide the Services
  • Store file uploads (such as property photos and tenant photos) using secure cloud storage (AWS S3)

Domoware does not sell Your Data and does not access it except as necessary to provide requested features or support.

You may export Your Data at any time using the built-in data export tools. If you cancel your account, your data remains exportable during any active grace period.

5. Data Storage & Security

Your Data is stored in a hosted PostgreSQL database and served via encrypted HTTPS connections. File uploads are stored securely using AWS S3.

Domoware is not responsible for data loss caused by:

  • User error or misuse
  • Internet or third-party service outages
  • Unauthorized access due to compromised credentials

6. Payments & Subscriptions

Domoware uses Stripe to process payments securely.

  • Subscriptions are billed monthly or annually through Stripe
  • Subscriptions renew automatically unless canceled
  • You authorize recurring charges for active subscriptions
  • You are responsible for managing and canceling subscriptions via the billing page

Tenant rent payments are processed via Stripe Connect. Funds are transferred directly to the landlord's connected bank account. Domoware does not charge tenants any transaction fees.

Refunds and cancellations are governed by the Domoware Refund Policy.

7. Founding Member & Promotional Programs

Domoware may offer limited promotional programs, such as Founding Member access or discounted pricing.

Participation is optional, limited, and subject to approval. Promotional pricing may be non-refundable unless required by law.

8. Acceptable Use

You agree not to:

  • Reverse engineer, modify, or redistribute Domoware software
  • Use the Services for unlawful or abusive purposes
  • Share access or credentials beyond intended use
  • Attempt to bypass security or feature restrictions
  • Scrape, crawl, or programmatically access the Services without authorization

Violations may result in suspension or termination of access.

9. Service Availability

Domoware is a hosted web application. While we strive for high availability, we do not guarantee uninterrupted service. Planned maintenance, infrastructure issues, and third-party service outages may temporarily affect availability.

10. Limitation of Liability

To the maximum extent permitted by law, Domoware is not liable for:

  • Indirect, incidental, or consequential damages
  • Loss of data, profits, or business opportunities
  • Issues arising from misuse or unauthorized access

11. Termination

You may stop using Domoware at any time. Cancel your subscription through the billing page.

Domoware may suspend or terminate access for violations of these Terms.

12. Changes to These Terms

These Terms may be updated periodically. Continued use of Domoware after changes constitutes acceptance.
